Habitat for Humanity’s plan for five houses on Island Avenue

The Sanford Planning Board approved more small-scale housing projects and allowed an extension for one large project during its October and November meetings.
On Nov. 5, the board approved an application from Habitat for Humanity to subdivide two parcels on Island Avenue into five lots to construct five single-family homes. Habitat homes are typically built using volunteers and the future homeowners themselves.
The board approved a waiver to allow two of the units to share a driveway. There was discussion on relocating a fire hydrant so the street snowplow can get around it. The application was approved unanimously.
Also on Nov. 5, board members approved extensions for a major site plan amendment and major subdivision at 1508 Main St., where Scarborough Woods LLC plans to build five apartment buildings with 96 dwelling units. The development, across from Dunkin Donuts in south Sanford, is to be built on land owned by Lori C. Hayden.
Another extension was granted for amendments to the site plan for 14-18 Patriot Place, nearby. The changes would upgrade ADA parking and safety, add a 320-square-foot outbuilding for a staff office and upgrade energy efficiency for all three buildings.
At their Oct. 15 meeting, board members approved an application from Central Maine Power for a temporary mobile transformer unit on Main Street. This will allow CMP to avoid interrupting power while they upgrade the transformer at the substation off Stanley Road in Springvale.
They also approved an application to rebuild a home at 13 Channel Lane on the shore of Bauneg Beg Pond that was heavily damaged by fire last year. The house, owned by Nathan Fenderson, has been moved to meet setback requirements under Shoreland Zoning laws to the greatest practical extent.
At its Oct. 1 meeting, the board approved a final application for Londonderry Lane, a six-lot, single-family residential subdivision at Railroad Avenue and Ridley Road in Springvale proposed by Thibeault Properties & Investments, LLC. The applicant has updated the grade to the road to allow for a turnaround.
